**Job Summary**

AECOM seeks an experienced Mechanical Engineer to join our Los Angeles, CA team.

Responsibilities include:

+ Conduct Facility Condition Assessments of building mechanical systems in the field utilizing an electronic tablet to enter building condition information into the AECOM Facility Conditional Assessment software application

+ Quantify and describe the mechanical and HVAC systems of the building/ facility being assessed and the deficiencies found

+ Communicate in a concise written report the condition of the building systems found for inclusion in the assessment report

+ Communicate and collaborate with cost estimators preparing the deficiency cost estimates and assist the project team in grouping noted deficiencies and developing “projects” to address the deficiencies found

+ Interview the Facility Operators to determine existing issues and problems to inform and guide the assessors during the field Condition Assessment

+ Identify, from exposed system components, facility age and obvious historical maintenance and refurbishment activity, identify deficiencies

**Minimum Requirements**

+ Bachelor's Degree

+ 5+ years of experience in the design, construction and/or operation of capital projects, commercial, and governmental facilities

+ Knowledge of applicable building codes and criteria as necessary to examine field conditions to determine the work to bring existing facilities/ buildings into compliance

+ Able to identify mechanical and HVAC systems and issues with the system

+ Able to identify concealed mechanical/ HVAC system components and postulate issues with concealed systems from facility engineer’s input, exposed and accessible system components and system operation

+ Able to identify general and special mechanical components and materials and existing deficiencies such as:

+ Boilers

+ Chillers

+ Hot and cold water HVAC systems

+ Hot and cold water piping

+ Split Phase systems

+ Dampers

+ VAV controls

+ Duct systems

+ Insulation issues

+ Able to identify mechanical, HVAC and general building components and materials from As-built drawings

+ Able to identify mechanical systems interaction with general architectural finishes

+ Ceiling Type

+ T-grid, plaster, concealed spline, etc.

+ Access requirements

+ Concealed deficient conditions

+ Able to manipulate spreadsheet data using MS Excel type software

+ Able to walk and assess area in excess of 50,000 square feet of building space per day

+ Able to discuss and articulate building systems and components with owner, owner’s representative or maintenance staff as necessary

+ Able to write concise building facility summaries detailing mechanical system and HVAC deficiencies found

+ Able to apply general construction knowledge to create building projects, develop deferred maintenance or capital plans based on types of building components and conditions encountered

+ Able to work well with team members and disciplines to complete high quality multiple-discipline field assessments

+ Able to access ceilings and roofs to assess mechanical equipment and components

**Preferred Qualifications**

+ Licensed California Mechanical Engineer
